Guest house on acreage, or garage apartment on a Cross Creek Ranch lot?
The lot decides the building type before anyone talks about finishes. On a homestead outside Fulshear's newer sections, the land usually has room for a detached guest house with its own driveway approach, set back from the main house enough to feel separate. That is the easiest structure to build and the most flexible to live in. It gets its own slab, its own roof, and a layout unconstrained by an existing building. On acreage we generally recommend detached construction unless there is a strong reason to attach, because it keeps the main house untouched during construction and avoids tying a new foundation to an old one on clay.
Inside Cross Creek Ranch or Fulbrook, the lot is a defined rectangle with side and rear setbacks, and a detached building often does not fit. There the realistic options are converting the existing garage, adding a second floor over the garage, or attaching a suite to the house with a separate entrance. A garage apartment keeps the footprint inside what already exists and is the most common path we draw in the master-planned sections. It costs the parking, so families with three vehicles need to think through where the cars go before choosing it.
